Overview

Patrick A. Haggerty, co-chair of the firm’s Commercial Real Estate practice group, focuses his practice on a wide range of commercial real estate transactions and financings. He represents real estate developers, owners, investors, international and domestic banks, private equity firms, hedge funds and insurance companies in the acquisition, development, financing, and disposition of commercial real estate assets. Additionally, he has represented numerous institutional investors and both public and private homebuilders in large-scale land banking transactions spanning the country. Having represented land banking clients in closing in excess of $1 billion in aggregate project value over the past five years, Patrick is regarded as an authority in the land banking sphere.

Patrick’s experience includes drafting and negotiating purchase and sale agreements, commercial leases, land banking documents, construction and permanent loans, asset-based loans and revolving credit facilities. Leveraging his combined experience in business and law, he appreciates both the business and legal points in each transaction, has a keen understanding of the pressure points in a deal, and provides clear and effective communication with all parties in a transaction.

Prior to joining Pashman Stein Walder Hayden P.C., Patrick practiced as a partner in White and Williams LLP’s Real Estate and Finance departments and previously served as in-house counsel and managing director at a large Pennsylvania-based real estate development firm. Prior to earning his law degree, Patrick worked for several years as a real estate investment banking analyst in northern New Jersey. Prior to entering the business world, Patrick played professional soccer as a defender for the New England Revolution in Major League Soccer.

  • Representation of an institutional investor in the negotiation and structuring of a land banking program with a national homebuilder involving the pre-development and horizontal improvements at numerous large planned residential communities in states throughout the country.
  • Representation of a diversified real estate company in the acquisition of a 150,000 square foot industrial building located in Dallas, Texas.
  • Representation of a real estate investment firm in the acquisition and financing of six, net-leased properties spread across the United States.
  • Representation of a real estate investment and property management firm in the acquisition of an existing self-storage facility located in Pennsylvania.
  • Representation of the owner of a large suburban Philadelphia retail center in the negotiation of a long-term lease with a national credit tenant.
  • Represented an institutional lender in a $97 million construction loan for the development of a California office building.
  • Represented an institutional lender in the documentation of an $18 million first mortgage loan relating to the refinance of an industrial warehouse facility located in the Mid-Atlantic region.
