Land Use

The Firm has an extensive land use practice and its lawyers have appeared before zoning and planning boards throughout northern New Jersey and Rockland County, New York, representing clients ranging from large developers to small builders to individual homeowners. Several of our attorneys currently serve, or have served on municipal land use boards and as counsel to those boards, and draw on that inside experience to pursue our clients’ interests before municipal agencies. Our attorneys also are experienced with prosecuting appeals of land use decisions through the court system. The Firm’s land use practice benefits immeasurably from the guidance of Ret. Supreme Court Justice Gary Stein, who, while on the Supreme Court, authored many of the most important zoning opinions of the past 20 years.

The lawyers in the Firm also have represented a variety of residential real estate developers in matters before the Counsel on Affordable Housing and “builders remedy” lawsuits to allow the construction of affordable housing.

The Firm represents the Township of Montville Zoning Board of Adjustment, where most of the work has involved legal advice on zoning matters, supervising hearings, drafting resolutions, and including prerogative writ litigations emanating from zoning resolutions by the Board.

The Firm’s lawyers have represented many clients in real estate-related matters before the New Jersey Department of Environmental Protection.

Commercial Leasing

Commercial leasing is an important component of the Firm’s practice. The Firm has many years of experience negotiating industrial, retail, office and residential leases on behalf of both the landlord and the tenant.


Real estate lawyers within the Firm work closely with the litigation department in handling real estate-related litigation. The Firm has handled matters ranging from actions in lieu of prerogative writs to mortgage and lien foreclosure actions to leasing and contract litigation, including actions for specific performance and the dissolution of real estate partnerships.


The Firm handles mortgage financing in connection with acquisition and refinancing of commercial property. The Real Estate lawyers aggressively negotiate the business terms of loans on behalf of their clients.


We work with clients to plan the structure of and to negotiate commercial real estate transactions, as well as to document the transaction. When appropriate, we also create single purpose entities or other corporate structures to help minimize risks and maximize the financial benefits for our clients.
